In our opinion, this is the SINGLE MOST IMPORTANT DECISION a buyer should take into account during their search for a new home. It will not only dramatically affect lifestyle, it may also severely impact a home’s resale value and ability to re-sell positively or negatively. The three facets to location, location, location are:
Location #1 — choose the geographic location carefully – what city, town or rural municipality you select.
Location #2 — choose your subdivision or micro-location carefully.
Location #3 — Pay specific attention to your lot. For example, here are a few things to consider: cul-de-sac vs. non cul-de-sac, corner vs, non-corner, slope and grade of your lot, location of the lot within your community, are your backing up to a highway, water or have encroachments (water or sewer lines) etc.? These are extremely important consideration that must be closely evaluated and contemplated.
